Job Description

This position is part of the Design & Technical Services team of the Minor Hotels Brazil, requiring the services of an experienced individual who has good knowledge of practices in the areas of hotel Construction, Design and Building Renovation. Incumbents are often responsible for managing multiple projects simultaneously, protecting the interests and assets of the organization by ensuring compliance to Minor Architectural, Technical and Design standards and the project completion on time and on budget. This includes new greenfield and conversion projects, as well as hotel renovation works.

Work is typically accomplished through interaction and working closely with Minor Hotel Group team, Design Consultants, Project Managers and Hotel Owners to ensure compliance with Minor standards. Provides assistance with Technical Services delivery as part of new construction and renovation projects. Familiarity with computer-assisted design, drafting and project management software applications is required.  Acts as the manager for projects for technical services for new construction and renovation projects as assigned by the VP of Development & Operations South America, VP of Design & Technical Services. It is also expected, in this role that the candidate will assist aligning brand standards and devising new concepts for Technical Services.

Hotel Planning and Design:

  • Develops and amends plans as assigned for hotel design, redesign, remodeling, retrofitting, maintenance and/or other construction modifications; working with consultants to create space planning drawings for optimal layout in terms of accepted design principles and available resources; presents recommendations to VP Technical Services for final approval; 
  • Reviews, approves and comments as assigned on schematic and construction drawings submitted for Minor’s approval by architects, interior designers and design consultants; verifies that Minor standard details, space planning drawings and internal functional/quality standards are incorporated appropriately into the design and ensures that potential problem areas are identified and addressed early on so that timely corrective action can be taken; 
  • Designs and amends FF&E, millwork and other design information for the administrative and service areas of a hotel in conformance with Minor’s operating standards to ensure that specialized equipment will fit and necessary utilities are specified; designs and amends “Room Mix” charts and computer data summaries for hotel projects, providing specific design information required by the architect to complete the construction documents and for Information Technology (IT) Services to complete the installation of computer equipment; 
  • Upkeeping of the Technical Standards Manual, Design Guidelines and Master FF&E / OS&E lists for the relevant brand, and ensures this collateral is regularly updated and improved by keeping current with latest technology and design; 
  • Creation of Facility Programs for Hotel Owners ensuring that this follows the relevant brand standards and includes Hotel Management accommodation and staff dormitories; 
  • Development and collation of recommended consultants from approved consultants list. Works closely with all parties to ensure these lists are regularly updated; 
  • Actively implement new standards of best practices working with all designers and consultants to improve the product.


Project Planning and Manangement: 

  • Approves and monitors ongoing subordinates’ daily work to ensure that work is performed within given parameters;
  • Reviews and approves change orders for valid revisions to original concepts and parameters; identifies deviations from approved designs construction/safety standards;
  • Takes prompt action to rectify situations within the scope of authority or to notify higher level authority. Follows up to ensure issues are resolved; 
  • Develops and communicates an effective projected action plan and timeline for assigned project(s); monitors general progress and prepares status reports and other materials documenting the process; develops punch lists for completed construction work;
  • Identifies potential pitfalls and facilitates process to ensure effectively and timely completion, working with owners to resolve any issues during the development stage; 
  • Leading the support to hotel Owners and Operation team in providing guidance, procedures and documentation in the handover of hotel upon project completion.


Management Function:

  • In consistent contact, provide services and support and develop/maintain good rapport with Hotel Owners on various projects – be the go-to person for any project challenges; 
  • Day to day team leader representative for projects; 
  • Provides guidance and counsel to Design & Technical Services staff to assist with on-the-job training towards attainment of high levels of technical proficiency; may review design materials, budgets/expense forecasts and/or other work products for accuracy, thoroughness and conformance to Minor Hotels standards; 
  • Timely reporting of project progress to keep all management team abreast of developments in order for the organization to effectively plan its resources; 
  • Ensuring that all negative impacts to the business are reported and implement synergies and ideas to resolve the given issues; 
  • Other duties as directed. 



Qualifications

Key qualifications and experience required: 

  • Graduate from a university ideally with a Technical or industry related background; 
  • Experience in the field

Advanced working knowledge: 

  • Competitive brand-specific policies, standards and practices as they relate to hotel operations, facilities, services and needs;
  • Principles, practices and techniques of architectural space planning and engineering technical standards;
  • Sources and availability of hardware, furnishings and related products;
  • Standards and practices pertaining to hotel design;
  • Local suppliers and materials knowledge.


General working skills/abilities: 

  • Good interactive skills with peers, superiors, sub-ordinates and external parties;
  • Understands and demonstrates the ability to utilize PC applications (particularly MS Project, Ms. Office and CAD) sufficient to perform the duties of the position; 
  • Reads and understands architectural and engineering drawings and documents; 
  • Participates effectively in a team format to plan and execute project management responsibilities in support of key business objectives.
  • Convinces and persuades others to take timely action based on regulations, risk exposure level, compliance deficiencies, audit findings and other materials; 
  • Explains the application of complex policies, standards and guidelines to hotel operations; 
  • English and Portuguese languages required. Spanish would be an added benefit.
